The cost with home ownership can be greatly reduced for home owners that properly keep up with their homes. This may be common knowledge for most but surprisingly many fail to have certain items checked on and end up paying to replace or have costly repair bills.  For some home sellers in the Fort Lauderdale real estate market these problems may not surface till when you go to sell your home and then the inspection comes showing many problems.

With the busy schedules we all keep and the daily hustle and bustle of everyday life, it can be difficult to keep track of all the maintenance tasks required to ensure everything in your home is in excellent working condition.

Here is a great checklist for a Home Service Checklist that will help home owners in servicing their home. It lists all the home maintenance tasks that require attention but can be overlooked. Over the time of owning your home we at times simply forget to follow up with these tasks and therefore risk having to spend more money replacing items.

With using a list like this will help preserve the value of your home and save money on utilities and service fees.

Check Annually:

-Check your heat and A/C systems.

-Check windows and outside doors for drafts.

-Check roof and shingles for any damage

Check Seasonally:

-Check thermostat accuracy by taping thermometer to wall next to it. If discrepancy, have serviceman re-calibrate unit.

-Check central air conditioning unit for obstructing leaves and debris, and hose out if needed.

-Keep shrubs pruned back to maximize airflow.

-Check room A/C condensate  drain outlet for plugging.

Check Monthly:

-Check and clean/ change A/C filters.

-Check room A/C condenser coils and intake vents for obstructions.

With keeping your house and any of its key components working properly you will maximize their lifespan and save thousands over time. Best yet when you go to list and sell your home you are already prepared better for any home inspection by a buyer.
